Repairing damaged concrete flooring

Poorly maintained or damaged flooring is not only unsightly, but it can also contribute to poor productivity, increased maintenance costs and above all, pose a risk to the health and safety of those who work on or visit your premises. Holes in the surface of concrete floors tend to start with surface impact that spreads. On older concrete floors, erosion in heavy traffic areas causes exposed aggregates to break off the surface.

Conventional cement and water based repair materials are not strong on narrow areas, they tend to be applied at a minimum of 25-50mm otherwise they will break. This means that the hole to be repaired must be cut out with a hammer and chiselled to a depth of 50mm to simplify the repair, making repairs a laborious and dusty job. The use of conventional cement repair mortars is also risky, as they shrink very slightly when the repair is dry and the water they contain evaporates. This causes it to pull away from the substrate, weakening the bond of the repair.

 

Common early signs of damage include:

Chips and scratches

At some point or another, your concrete floor, especially if it is smooth, will experience some form of deterioration. These may include chips from impact, gouges and scrapes from pallets. Regardless of the damage, it is best to repair it to maintain the appearance of your floor.

Cracks

Although cracks are not necessarily a sign of structural problems, they should be monitored as they can widen over time. The edges may also begin to chip and become vulnerable to further damage from equipment.

Chipped expansion joints

Joints should be monitored for signs of crumbling or wear, as exposed edges are vulnerable to this damage. Repeated exposure to traffic and impact from vehicles passing the joint will cause further deterioration of the joint edge and expansion material within the joint.
